Ideal for borrowers that have time constraints, special financing needs, needed to secure working capital and customized for many different situations. For initial purchase until entitlement, refinance after cash purchase until entitlement, recapitalization of finished product.  (Fix-and-Flip, Private Lender Money)

ACQUISITIONS, RESTRUCTURING, & REFINANCE

Loan Size: $100k to $250 million

Property Types: All Types Considered

Terms: 5, 7, 10 Years - Up to 30 Years
Interest rate: Fixed Rate - Competitive interest rates available

LTV: Up to 80%

Source: Banks, Insurance Cos, CMBS, Private Funds, Hedge Funds

Typically can close from 30-60 days of application, ideal for stabilized assets.

CONSTRUCTION AND LAND LOANS 

Revolving credit line support for vertical construction and Recapitalization loans on completed homes
Loan Size: $100k to $1 Billion

Term: 6 to 24 month terms

Interest Rate: Competitive - based on asset class

Purchase or refinance

LTV: 65% + Construction
Fully prepayable - Initial term 12 months (extendable out to 24 months)

Acquisition or refinance loans bundled with construction holdback < 50% of loan amount 6 to 12 month terms

Interest rate: Starting at 5% (Fixed Rate - Competitive interest rates available)
